  1. FOURTH QUARTER 2020: DVC ROFR & RESALE DATA

Comments Off on FOURTH QUARTER 2020: DVC ROFR & RESALE DATA

This article contains our Fourth Quarter DVC resale report which includes Right of First Refusal (ROFR) and average sale prices from offers that were accepted and sent to ROFR during the months of October, November and December.

Keep in mind that individual sale prices can easily vary based on the size of the contract (in points) and the current point availability of the contract – “loaded” (having current points + banked points) or “stripped” (having no current points). Smaller point contracts tend to sell for around $10-$15 per point higher due to high demand and lower inventory. Prices below do not include closing costs or annual dues – two separate features to the sale terms.

What is Disney’s Right of First Refusal?
The purpose of Disney’s Right of First Refusal (ROFR) is to control the value of their property. When there is an accepted offer and a signed contract, DVC will do an analysis of the terms of the contract and decide if they wish to “step in” as the buyer. The criteria DVC uses for ROFR is not public information but one important factor for exercising ROFR would be if they feel the selling price, including who pays closing costs and maintenance and taxes, is below the target price they have established.

    DVC RESALE MARKET REPORT

As we close on 2020, prices have stabilized and even increased at some resorts. Disney has also been more active with their Right of First Refusal (ROFR). Compared to last quarter’s 15 contracts exercised, this quarter that number increased to 25 contracts.  Most contracts were exercised at Old Key West and Saratoga Springs.

  2. Proposed 2021 Disney Vacation Club Annual Dues

The 2021 Budgets were calculated based on the Association’s 2020 fiscal year operating experience and anticipated or known changes in costs for 2021. The Annual Dues for the year January 1, 2021 through December 31, 2021 are comprised of the estimated Annual Operating Budget, the estimated Annual Capital Reserves Budget, and the estimated ad valorem taxes. The budgets will be officially approved at DVC’s Condo Association meeting, scheduled for December 10th of this year. More details on attending that meeting are below.

The proposed 2021 dues amounts are displayed below by resort. We are still waiting for Vero Beach and will update accordingly. Your total dues bill will be based on how many points you own at that particular resort. For example, 100 points at Animal Kingdom Villas would equate to $802.78 ($8.0278  x 100 points). A contract of 100 points at Boardwalk Villas would equate to $781.26 ($7.8126 x 100 points). You can also view the Estimated budgets for each resort by clicking the links below.

  4. Third Quarter 2020: DVC ROFR & Resale Data

Comments Off on Third Quarter 2020: DVC ROFR & Resale Data

This article contains our Third Quarter DVC resale report which includes Right of First Refusal (ROFR) and average sale prices from offers that were accepted and sent to ROFR during the months of July, August, and September.

As we head into the end of the year, prices have stabilized and even increased at some resorts. Disney has also been more active with their Right of First Refusal (ROFR). The most noticeable changes are with Bay Lake Tower and Beach Club which were selling at or above $150 per point at the beginning of the year are now selling closer to $140 per point on average.  Limited listings available at Grand Californian and Grand Floridian keep prices steady there as well as Disney’s active ROFR at resorts like Saratoga and Old Key West.

It’s still a “Buyer’s Market” overall where the supply (available listings for sale) exceeds demand (the number of buyers seeking to purchase). This can have an impact on sale prices and listing prices as well. However, buyers should always be aware of Disney’s ROFR which ultimately decides whether or not a purchase price is acceptable. If you’re looking for a contract at smaller resorts like Grand Californian & Grand Floridian where listings are limited or you’re looking to buy a small allotment under 100 points, expect to pay a little more and possibly be one of multiple buyers making offers on one listing. Its no surprise that as the demand for smaller point contracts continues to increase, we will continue to see a lot of multiple-offer scenarios.

    ROFR and Resale Data 2020

Coronavirus and its Impact on the DVC Resale Market

As a company who saw the effects of the Great Recession in 2008, we know  how the market can shift.  With world events like we are facing, we all have to learn together.  Your real estate broker, owners and buyers have to change with the current market conditions just like any other form of real estate.  We also rely on Disney’s right of first refusal to help guide the estimated resale value of the properties. Looking at the sales data above compared to the First Quarter of 2020 and even the last Quarter of 2019, most resorts have seen very little changes in price. Even with the current pandemic and Disney parks and resorts being closed for some time, we are seeing a steady flow of DVC resales. We have found that customers are eager to get back to Disney and are thinking ahead for future travel plans – buying now and preparing for 2021!

Working with a trusted brokerage with the knowledge and experience you need to make sure you get a fair price and have a successful purchase or sale is so important in times like these.  If you are unsure of what you should offer or what you should accept as far as an offer goes, please contact us!  We are here for you every step of the way.

  6. 2021 DVC Point Charts & Season Changes

    From the DVCmember website:

After a thorough analysis of Member travel patterns and Resort demand, Disney Vacation Club will be adjusting the 2021 Vacation Points Chart in order to encourage travel throughout the year with the goal of improving availability.

The 2021 Vacation Points Chart will feature 7 seasons that offer a wide range of options. Travel periods with greater demand will require more Points and travel periods with less demand will require fewer Points. However, those Members with more flexible travel schedules can enjoy stays using fewer Points than the previous year. For example, Members can enjoy stays for fewer Points than the year before when traveling in early September and during the summer period. On the other hand, Members who wish to travel in certain weeks in October and November will require more Points than the year before.

These changes only affect Disney Vacation Club Resorts at Walt Disney World Resort. They do not impact Disney’s Vero Beach Resort, Disney’s Hilton Head Island Resort, The Villas at Disney’s Grand Californian Hotel & Spa and Aulani, Disney Vacation Club Villas.

  8. DVC Resale Financing Now Offered to Canadian Buyers

Comments Off on DVC Resale Financing Now Offered to Canadian Buyers

    ORLANDO, FL (April 1, 2019)

Vacation Club Loans, a consumer financing company exclusively designed around timeshare resales, will now be able to offer financing to our neighbors to the north. Vacation Club Loans has secured the ability to process credit applications for Canadian citizens seeking financing for timeshare purchases. This improvement was originally driven by a great demand seen for Disney Vacation Club (DVC) financing by Canadian citizens. Extending financing to Canadian buyers is expected to have a very positive impact on the nationwide DVC resale market as well as the resale market for marquis brands worldwide.

Debbie Ely, RRP, president of Vacation Club Loans states “Over the years we had inquiries regarding DVC resale financing from Canadian citizens. Previously, we did not have the capability to process credit applications for them, leading to disappointment for buyers and potential loss of a sale for our resale brokers. Through a new agreement we will be able to obtain Canadian-based credit scores now to quickly and easily approve them just like our US based buyers. Canadian buyers with reasonably good credit will be able to purchase the Disney Vacation Club packages they desire while helping our affiliated resale brokers move additional inventory. We will also be able to assist Canadian buyers with resale purchases of other marquis brands like Marriott Vacation Club, Hilton Grand Vacation Club, Hyatt, and Westin. We are the first resale lender to provide resale financing across all brands and now across the border”.

Vacation Club Loans has seen a steady increase in timeshare resales and loan applications for a third year in a row. Thus, confirming our previous thought that the resale markets would do better in moving inventory if financing was available. Based on our contract amounts and loans, we have also seen a slight up-tick in pricing too. This is great news for sellers and resale brokers alike while still providing discounted resale market pricing.

    About Vacation Club Loans
Vacation Club Loans is a consumer finance company that provides loans to those who wish to purchase a timeshare product on the resale market. Its easy loan approval process, low interest rates, and flexible payment plans have made Vacation Club Loans a pioneer lender in timeshare resales. 9. Five Reasons Why You Should Choose Disney’s Polynesian Resort

Comments Off on Five Reasons Why You Should Choose Disney’s Polynesian Resort

Step into a little piece of paradise at Disney’s Polynesian Resort. Surrounded by tropical flora, this visually appealing retreat makes you feel as if your are vacationing in Polynesia. I spent one terrific night in a highly recommended studio room in the Pago Pago Building.  Here are five reasons why you should choose this Disney Vacation Club resort.

    1. Location

Grab a monorail from the resort’s main entrance or take a quick walk to the Magic Kingdom Transportation and Ticket location to hop on the monorail or take a ferry boat to the Magic Kingdom. Here you can also catch a monorail to Epcot, Disney’s Grand Floridian Resort and Spa, and Disney’s Contemporary Resort.

At night, stroll over to the resort’s beach for a glimpse of Cinderella’s castle and an awesome view of Magic Kingdom’s spectacular fireworks show. We were lucky to see a “Hallowishes” on our night stay!

    2. Room Features

There are two features I really liked about the studio room, the bathrooms and the pull down bed.

Smaller guests will enjoy their slumber in the pull down bed located under the television. This bed features an overhead light and a cute picture of sleeping Lilo and Stich.

There are two bath areas in the studio, one includes a sink, toilet, and a shower/tub combo with a retractable clothes line feature. The other bath area includes a sink and an amazing shower with a rain shower head.

    3. Swimming Pools

If you enjoy swimming or just lounging  in the sun, this resort will accommodate you with not one, but two pools. My favorite of the two being the Lava Pool which includes a waterfall, a “volcano”, and a 142 foot water slide. There is also a close by kiddie water play area. Thirsty or hungry, no worries, this pool includes an outdoor bar and food service. Bathrooms and showers are conveniently located by the pool inside the volcano. Our checkout time was at 11am but we were able to utilize the pool until we were ready to leave. Early check-ins may also do the same with your complimentary Magic Band.

    4. Trader Sam’s Grog Grotto

Located in a hidden corner of the resort, this hole in the wall bar is full of fun surprises and collectible mugs too. Named after the head salesman on the Disney Jungle Cruise, this lounge has limited space so get there early (4pm) or be prepared to wait your turn. The ambience of the lounge is pretty cool, at least I think so, with special effects drink orders to sinking bar stools. It’s definitely not your average watering hole experience.

    5. Dole Whips

Last, but not least, the Dole Whip. Do you like pineapple? Do you like soft serve ice cream? If you said yes to both then you’ll love the Dole Whip. Although not actually ice cream, this dairy-free frozen treat comes in several options. I recommend the vanilla and pineapple swirl. Nothing could be finer than this cool treat on a hot Florida day.

    Direct-From-Disney Price v. Resale

In comparison, all of these properties can be purchased on the resale market for much less! While there are some restrictions when buying resale, the drastic savings usually outweigh the cons. Plus, there are many ways to still get some of the member perks as a resale owner without the added price tag. If you’re on the fence about buying points, now is the time to purchase before Disney’s higher prices influence Right of First Refusal rates and resale prices and before the January 19th resale policy changes go into effect: Resale Policy Update – Effective January 19th
