The Disney Vacation Club has published its proposed annual dues for the 2026 calendar year, and the headline is: increases across the board. Gone are the years of minor or even negative adjustments for a handful of resorts—this year every home resort is seeing a rise, with most clustering in the 6–7% range.

The 2026 dues amounts are displayed below by resort. Your total bill will be based on how many points you own at that particular resort. For example, 100 points at Animal Kingdom Villas would equate to $1,016.80 per year ($10.1608 x 100 points). What are Disney Vacation Club Annual Dues?
Disney Vacation Club (DVC) Annual Dues are fees that help keep your home-away-from-home in top shape and ensure the magic continues at every resort. These dues cover the costs of running the resort, including essentials like utilities, housekeeping, and regular maintenance. They also contribute to property taxes and funds set aside for future improvements, so your resort stays beautiful for years to come.
For the year January 1, 2026, through December 31, 2026, Annual Dues are made up of three main components:
- Estimated Annual Operating Budget – covers day-to-day operations like staffing, cleaning, and utilities.
- Estimated Annual Capital Reserves Budget – funds reserved for long-term repairs and upgrades to the resort.
- Estimated Ad Valorem Taxes – property taxes based on the value of the resort.
Together, these ensure your DVC home stays magical, well-maintained, and ready for you and future members to enjoy.
Notable Changes for 2026
This year, the increase averaged 6.38% across all resorts, up from last year’s 3.72%. The average dues for Walt Disney World Resorts is $9.61 per point for the 2026 billing year, with the beach resorts averaging at $12.90 per point and California resorts averaging at $10.03 per point.
Bay Lake Tower at Disney’s Contemporary Resort has the largest increase at +9.06% followed by Aulani at +8.25%. Unlike some prior years where a few resorts saw dues go down, this year, no resorts are seeing a decline.
What’s Driving the Increase?
The majority of member dues come from the operating budget, so increases in total dues often come from rising operating expenses, with smaller contributions from taxes and reserves. Reserves are a planned, predictable cost, while operating expenses can fluctuate based on contracts, inflation, staffing, or utility costs. For 2026, if the total per-point dues increased, you can usually attribute ~60–70% of the increase to operating costs, ~25–30% to taxes, and the remainder to capital reserves.
Current Members
Notices for the Annual Condo Meetings for DVC Resorts have been posted to Member’s accounts, and included in them are the proposed Budgets and Annual Member Dues for the upcoming year. Members can view notices for the resort(s) on their DVCmember.com account. Navigate to the “My DVC” tab, then “Condo Association News”, then “2025 Annual Association Information.”
The 2026 Annual Dues Statement will be posted online for members on or after December 15, 2025. The due date for your Annual Dues payment in full or to set up monthly auto-pay is no later than January 15, 2026.
