Best DVC Resorts to Buy in 2025: Our Top Recommendations
By Kristen Tutas /
April 25, 2025
When purchasing a Disney Vacation Club membership on the resale market, the abundance of options can be overwhelming but there are some steps you can take to help narrow down your options and focus on the perfect resort for your needs. Let’s start with picking a home resort…
Most sales reps and DVC members will tell you to “buy where you want to stay” but only you know what works best for your travel plans. If you want to stay at the same resort every year then it’s best to make that resort your DVC Home Resort. This gives you peace of mind that you have the priority booking window at your desired location year after year.
On the other hand, if your family tends to plan closer to travel dates and is flexible with where you stay, then you can buy where it makes the most financial sense for you. DVC owners can purchase points at multiple resorts to meet their needs. While some owners choose to buy all their points at one resort, others may opt for a primary resort for specific vacations and add points at a more affordable resort to use for additional trips or extended stays.
If you’re looking for the best value on the resale market, then this article is for you! After analyzing the price differences between Disney Direct and Resale, along with other factors like contract duration and annual dues we’ve come up with a list of the best DVC resorts to buy this year.
Best DVC Resorts to Buy in 2025

#3 – Vero Beach
The resort with the biggest savings! If you’re looking to get the most amount of points for the smallest purchase price, then Vero Beach is your property.
I don’t usually recommend Vero Beach as a home resort if you aren’t planning to vacation there, but the prices are really hard to beat this year. With average sale prices in the $40s per point and Disney Direct price at $150; you’ll see a savings of almost 70%.
Now, there are two things to strongly consider when buying Vero Beach: 1) Expiration Date and 2) Annual Dues. The trade-off for having the lowest prices is a contract expiration date in 2042 (17 years left) and the highest maintenance fees at $14.30 per point. While it may be tempting to buy the largest allotment you can, it’s important to factor in your yearly dues and make sure it’s affordable for the next 17 years.
Even with higher annual dues, your yearly costs are typically much lower than booking a Deluxe or even Moderate Disney Hotel stay. For example, a 200 point contract here would come with $2,860 in annual dues ($238/month) whereas an average week in a Deluxe Resort Hotel room would cost between $4,000 – $7,000.
Who Should Buy: Those looking for the cheapest up-front purchase, who love vacationing at Vero Beach or those who can be creative and utilize under 7 month booking windows to book other DVC resorts. Browse our Vero Beach listings here.

#2 – Bay Lake Tower
The resort closest to Magic Kingdom! I’ve had this on my list for the last two years and still feel strongly about it being a great buy on resale. Well, we all know the proximity to Magic Kingdom is the main reason why people love Bay Lake Tower but there are other features that bring great value too.
The annual dues here continue to stay low, at just $8.01 per point for 2025. This helps keep your annual costs down, making your vacations even more rewarding.
This is Disney Vacation Club’s most expensive Disney World property with a sale price of $275 per point yet you can buy on the resale market for half the price!
All the DVC units are currently undergoing a beautiful refurbishment bringing much needed upgrades like Murphy Beds! This is going to feel like a brand-new resort before the end of the year.
Who Should Buy: Those looking to be in the heart of Magic Kingdom with lower annual maintenance fees. Browse our Bay Lake listings here.

#1 – Polynesian
The HOT NEW (old) property! The addition of the Island Tower means Direct sales for Polynesian points are open and Disney is offering temporary discounts. When sales closed last year, the price for Poly points was up to $250 per point. Now with the Island Tower units on sale, current incentives are at $235 per point.
When Disney lowers direct prices, resale prices typically follow suit. Right now we’re seeing about a 32% discount when buying Polyneisan points resale and that may get a little higher throughout the rest of this year as more inventory comes up for sale.
The Island Tower has really brought new life to this property for DVC owners. Not only has the addition opened up new room categories like Duo Studios and One-Bedroom Villas, but the increase in owners helps reduce overall shared costs. The 2025 dues bill actually decreased slightly to $7.92 per point, making Polynesian the DVC property with the lowest dues!
Who Should Buy: Those looking for a monorail resort with the most variety of room options. Browse our Polynesian listings here.
The One to Watch: Riviera
As of April 2025, Riviera’s average resale price has dropped on average to below $120 per point making it a strong contender when it comes to savings over buying direct from Disney.
It’s also a great location, situated on the Disney Skyliner route, which provides quick access to both EPCOT and Disney’s Hollywood Studios.
The downside to buying Riviera, is that points purchased via resale at Riviera can only be used for stays at Riviera or within the Interval International network, which drastically reduces your booking options. With these resale restrictions in mind, I would only recommend this property to buyers who absolutely love Riviera and plan to only vacation there, or owners who have other properties and wish to add this to their portfolio.
Always a Good Buy: Saratoga Springs
Saratoga Springs is our most commonly purchased resort for new and existing owners and there’s plenty of inventory available to find your perfect contract for under $100 per point. As the largest DVC resort, with plenty of owners to share costs, maintenance fees stay relatively low and steady year after year. For 2025, the dues bill for 200 points annually will cost you $1,708 for the year or $142/month.
