This article contains our Second Quarter Disney Vacation Club resale market report for 2023. This will include Right of First Refusal (ROFR) data and average sale prices from offers accepted and sent to ROFR during April, May, and June 2023.
We sold over 33,000 DVC points this quarter, with contracts ranging from 25 points up to 450 points. Disney didn’t exercise ROFR this quarter, and we have zero buybacks to report.
As you’ll see below, prices have remained relatively steady compared to last quarter, with not much change from month to month. Despite the challenges of the past couple of years, the DVC resale market has shown remarkable resilience with sales volume increasing.

This article contains our First Quarter DVC resale market report for 2023. This will include Right of First Refusal (ROFR) data and average sale prices from offers accepted and sent to ROFR during January, February, and March 2023.
We sold over 26,000 DVC points this quarter, with contracts ranging from 25 points up to 500 points. And in a rare turn of events, Disney is NOT exercising ROFR! We have zero buybacks to report, and the trend has continued into April and May.

What’s happening in the resale market?
The beginning of the year typically brings an influx of listings, giving buyers more negotiating power. What we’re seeing now is very typical for the DVC market. Like the housing market, we saw a drastic price increase at the end of 2020 and into 2022. The DVC resale market is starting to stabilize again and be more in line with pre-pandemic rates. It’s a healthy market when prices are not influenced by inflation. Buyers are more inclined to make offers, and sellers can see quicker sales.
Disney is also an added influencer in the mix this year, and they are not exercising the Right of First Refusal. The more contracts waived through ROFR, the more buyers are comfortable and confident in purchasing.
You can see in the chart below that the trend is going back to pre-pandemic prices, which is entirely to be expected. What goes up, must come down!
Larger resorts with more inventory will naturally see a downward trend faster than smaller resorts with less inventory. 2021/2022 were highly inflated years. 2018, 2019 and the beginning of 2020 were very stable years with slight price fluctuation.

The Federal Reserve marked the eighth straight meeting that it raised rates again last week, February 1st. The Federal Reserve announced that it’s raising interest rates by 0.25 percentage point, bringing the total to 4.5% now in total. If the Fed chooses to hike again at consecutive meetings, that will mean another increase in March and May 2023.
With this move, how does it affect Disney Vacation Club’s resale market which is currently booming?
According to outside DVC sources, Right of First Refusals (ROFR) have declined to almost zero in the last three months. This has caused a buyer’s frenzy as more and more deals are negotiated whereas buyers believe DVC will not ROFR their contract if slightly below the usual price per point that we saw over the last two years. Although the Seller must agree to the price first, price-per-point-discounts are being seen over the last eight weeks.
Debbie Ely of Vacation Club Loans states “we saw the interest rates increasing month after month, so we took an immediate active approach and locked in rates with our main bank last October. This has allowed us to help DVC resale buyers by not raising our own interest rates for our 10-year program.”

Vacation Club Loans, a DVC lender, borrows money and then lends it to individual buyers on the secondary market as most direct banks do not finance singular timeshare memberships. Over the past year prime rates have increased by 4.5% but we have been lucky to avoid that big hike and provide a break for resale buyers! We will be able to keep our rates lower and not increase them until this credit line we locked in has been depleted (and it will get depleted) during this busier than normal time with ROFR temporarily out of the picture.
No one knows how long this will last so financing has been key in helping buyers jump in earlier than they might have originally planned on adding points due to this brief market change.
Furthermore, Vacation Club Loans continues to waive the Loan Origination Fee, saving another $199 on closing costs.

Looking to join the Disney Vacation Club but wondering how much it cost? Look no further! If you’re looking at buying points with DVC its good to know what the options are and how much per point you’ll be spending if you choose to purchase direct from Disney, the developer. Purchase prices vary by resort, starting at $150 per point up to $310 per point. There are also different minimum point requirements based on resort and if you’re an existing member or new member.
It is important to note that these rates and terms below apply only to points purchased direct from Disney Vacation Club, not to points purchased on the resale market. Minimum purchases are subject to change and can be confirmed with a DVC sales rep. As of 2021, 150 direct purchase points are required in order to be eligible for Membership Magic perks and benefits.

DIRECT PRICE V. RESALE PRICE
If Disney’s direct prices are out of your budget, then you’ve come to the right place. We can help you become a DVC member for a fraction of the cost. Savings range from 21% up to 50%!
Disney sets the rate for direct sales, whereas prices on the resale market can be negotiated with the seller and are usually substantially lower. You can purchase any of the DVC resorts by resale at a much lower rate. Take a look at the chart below to see just how much you can save.
While there are some restrictions when buying resale, the drastic savings usually outweigh these. Another factor to consider are the minimum point requirements for new members. As seen in the first chart above, Disney usually requires new owners who purchase direct to make a purchase of at least 100 points, however, to gain the “blue card” member benefits you must purchase a minimum of 150 points. If you are a first time buyer wanting less than 100 points, the best option, and sometimes the only option, is to buy resale.
Eleven of the 15 DVC resorts are “sold out,” meaning all the allocated points for that resort have been sold and you cannot readily purchase points for those resorts direct from Disney. Aulani, Copper Creek, Riviera and Grand Floridian are the only resorts that are not completely sold out and are readily available to purchase direct from Disney. Disney can acquire inventory for sold out resorts through owner foreclosures and Right of First Refusals but they are sold first-come first-serve according to buyers on a waitlist. You may be waiting a while to get exactly what you want. So if you have your heart set on another resort, you may wish to purchase resale where there are more options steadily available and at a lower upfront cost.

This article contains our Fourth Quarter DVC resale report which includes Right of First Refusal (ROFR) and average sale prices from offers that were accepted and sent to ROFR during the months of October, November, and December 2021.
Average sale prices continued in an upward trend for most resorts as Disney continues to exercise their Right of First Refusal at higher rates. We did see a slight shift in focus this quarter, with less Saratoga Springs contracts exercised and more contacts at the older, “classic,” resorts being exercised. This typically indicates that an increase in Direct-Developer prices for the older resorts is coming in the new year.
Garden Views Realty (ResalesDVC) sold just over 18,000 DVC points this quarter with 37% of those being exercised by Disney’s Right of First Refusal. This is one of the highest ROFR rates we’ve seen in decades. As we settle into 2022, ROFR rates should come down a bit and stabilize at a more regular rate.

The purpose of Disney’s Right of First Refusal (ROFR) is to control the value of their property. When there is an accepted offer and a signed contract, DVC will do an analysis of the terms of the contract and decide if they wish to “step in” as the buyer. The criteria DVC uses for ROFR is not public information but one important factor for exercising ROFR would be if they feel the selling price, including who pays closing costs and maintenance and taxes, is below the target price they have established.

Smaller point contracts tend to sell for around $10-$15 per point higher due to high demand and lower inventory. Prices below do not include closing costs or annual dues – two separate features to the sale terms.
Contract sizes sold this quarter ranged from 25 points up to 501 points with the average amount of points purchased being 161 points. The highest concentration of sales took place at Saratoga Springs, followed by Animal Kingdom, Bay Lake Tower and Old Key West (2042).

Comments Off on 2022 Disney Vacation Club Annual Dues
Disney Vacation Club proposed dues for 2022 have been posted along with planned budgets for each resort. These budgets are still preliminary, but they are expected to be formally approved by the DVC Board of Directors during the Condo Association Meeting on December 9, 2021.
The 2022 Budgets were calculated based on the Association’s 2021 fiscal year operating experience and anticipated or known changes in costs for 2022. The Annual Dues for the year January 1, 2022 through December 31, 2022 are comprised of the estimated Annual Operating Budget, the estimated Annual Capital Reserves Budget, and the estimated ad valorem taxes.
Following are the proposed figures for the 2022 calendar year. You can also view the budgets for each resort by clicking the links below. Your total dues bill will be based on how many points you own at that particular resort. For example, 100 points at Animal Kingdom Villas would equate to $823.65 ($8.2365 x 100 points).

Orlando, FL (May 19, 2021) – Today, Disney Vacation Club shared plans to reimagine one building of existing hotel rooms at Disney’s Grand Floridian Resort & Spa into Disney Vacation Club Villas.
“This is great news for Disney Vacation Club and our Members,” said Terri Schultz, senior vice president, Disney Vacation Club. “It will provide us with new and diverse inventory at a resort that is cherished by our Members and their families.”
Located on the shores of Seven Seas Lagoon and on the monorail line to Magic Kingdom Park, the proposed project will transform Big Pine Key (building nine) at Disney’s Grand Floridian Resort & Spa into approximately 200 Resort Studios, accommodating up to five Guests.
