AUGUST-SEPTEMBER 2017: ROFR & RESALE DATA

As we head into the later part of the year, resale prices have remained steady with small increases continuing for most resorts. We also saw an increase in small point contracts for sale which played a large part in bringing up average prices for Hilton Head and Vero Beach (see notes below).

Saratoga Springs continues to be the #1 seller, followed next by Old Key West and Animal Kingdom. With sale prices in the $80s and $90s per point, and lower annual dues, these resorts tend to be the most economical purchase on the resale market. Sales for the ever-popular Beach Club slowed in August and September mainly due to lack of inventory — we were sold out of Beach Club listings in early September!

Below you will find DVC Right of First Refusal (ROFR) and resale data from offers that were accepted and sent to ROFR during the months of August and September 2017. There were very few ROFR buybacks in August and so far we have yet to receive a buyback for the month of September. Yay! Disney typically takes 30 days to make their decision after contracts have been submitted to them for review so we are still waiting on sales that were submitted towards the end of September and will update accordingly.

***Hilton Head and Vero Beach average prices are up substantially due to an influx of small point contracts selling for “top dollar.” Larger point contracts were averaging in the mid $60s per point for Hilton Head and low $60s for Vero Beach.

NOTE: Average sale price is based on total monthly sales for each resort, regardless of contract size. Typically, smaller point contracts sell for around $10-$15 per point higher than average due to high demand and low inventory. Sale prices below do not include closing costs or annual dues as those are separate features typically paid by the buyer.
