As we wrap up the second quarter of 2025, we’re continuing to track important shifts in the DVC resale market. Whether you’re thinking of buying your first contract or selling one you’ve outgrown, staying informed on pricing trends, ROFR activity, and overall demand is key. Here’s a look at what happened across April, May, and June—and what it means for you.
DVC Resales: Still a Buyer’s Market?
Resale prices held steady overall in our second quarter, though we’re still seeing some softness compared to last year. The average sale price across all resorts was $110 per point, flat from the first quarter but just slightly lower than this time last year.
Buyers continue to have the upper hand, with many sellers motivated and contracts selling quickly when priced right. We saw a wide range of sales, from small 25-point listings to larger 500-point packages.
Prices Are Stable With Slight Downward Pressure
Animal Kingdom, Copper Creek, Grand Californian, Grand Floridian, Aulani, Polynesian, Old Key West (2057), and Saratoga Springs show a slight downward shift, but are otherwise stable.
Beach Club and Boardwalk showed a modest price increase, primarily due to a large number of small point contracts sold during these months. We’re currently sold out of listings at these two properties!
Riviera, unfortunately, is seeing a larger decline as well as some of the 2042 resorts like Old Key West and Boulder Ridge. Buyers are still looking to purchase these properties, just not at the higher prices we saw a few years back. Limited time left on contracts and resale restrictions influence buyer spending.

What Influences Price on the Resale Market?
DVC resale prices are always changing and predicting the price per point month to month can be challenging. The value of a Disney Vacation Club contract is influenced by a number of factors, including the Home Resort, contract size, points available, and current market conditions and even member benefits.
Individual sale prices can easily vary based on the size of the contract (in points) and the current point availability of the contract – “loaded” (having current points + banked points) or “stripped” (having no current points).
The highest prices typically represent smaller point contracts, under 50 points. Smaller point contracts tend to be more rare with a larger buyer base, therefore they sell for higher than the average contract. The opposite is seen for larger point contracts, over 300 points. There is a much smaller buyer base for these so they tend to sell for less than the average, typically represented by the lowest prices.
ROFR (Right of First Refusal) Update
ROFR activity stayed relatively light this quarter, with only two contracts exercised at Old Key West with sale prices of $60 per point.
Overall, Disney remains selective, but certain resorts are still being watched closely. If you’re buying at Animal Kingdom, Grand Californian or Grand Floridian, price positioning matters.
Resale vs Direct: Big Savings
Disney’s direct pricing remains significantly higher—anywhere from $215 to $330 per point, depending on the resort. That means Saratoga Springs resale buyers are saving over 50% and Vero Beach buyers are saving closer to 70%!
Even high-demand resorts like Grand Floridian are selling on the DVC resale market for well below direct pricing—in some cases, over $100 per point less.

Focus on well-priced contracts under 200 points, especially those with banked points. There are still excellent values out there.
