    The highly anticipated Island Tower at Disney’s Polynesian Villas & Bungalows will begin sales on October 1, 2024, marking an exciting new chapter for Polynesian Resort lovers. Disney Vacation Club has set the base price for points at $225 per point, as reported by DVCNews.

    The new Island Tower, which opens December 17, 2024, will immerse guests in the vibrant stories and cultures of the islands, offering a perfect blend of the Polynesian spirit we know and love and Disney magic for unforgettable family vacations.

    Current DVC members who wish to add on can start making reservations as early as October 15th. First-time DVC buyers can purchase ownership at the Polynesian Tower beginning on October 29th, with reservations opening on November 5, 2024.

    If you’re using points from other DVC Home resorts, you can book your stay at Island Tower beginning November 19, subject to the 7-month booking window.

    This article contains our Fourth Quarter DVC resale market report for 2023. This will include Right of First Refusal (ROFR) data and average sale prices from offers accepted and sent to ROFR during October, November, and December 2023. 

    We sold just under 18,000 DVC points this quarter, with contracts ranging from 25 points up to 400 points and an overall average price per point of $112. Disney exercised ROFR on two contracts this quarter, bringing our year-end total to only three.

    When viewing the data below, keep in mind that individual sale prices can easily vary based on the size of the contract (in points) and the current point availability of the contract – “loaded” (having current points + banked points) or “stripped” (having no current points). Prices below do not include closing costs or annual dues – two separate features to the sale terms.

    The “Hi Price” typically represents smaller point contracts, under 50 points. Smaller points contracts tend to be rarer with a larger buyer base, therefore they sell for higher than the average contract. The opposite is seen for larger point contracts, over 300 points. There is a much smaller buyer base for these so they tend to sell for less than the average, typically represented by the “Lo Price.”

    Fourth Quarter ROFR 2023

    DVC Resale Market

    As we approached the end of 2023, there was a slight decrease in prices for most resorts compared to the previous quarter and an overall downward trend from the beginning of the year. Sales remain steady but a lower prices than we saw in 2021 and 2022. A trend that is likely to go into 2024 as Disney continues to not exercise ROFR and open new properties. Limitations on resale owners and the expiration of older resorts in 18 years strongly impact the value of DVC on the secondary market.

    We sold 31,400 DVC points this quarter, with contracts ranging from 25 points up to 550 points and an overall average price per point of $109. Disney didn’t exercise ROFR in July but bought back one contract at Grand Floridian in September.
