Staying informed about market trends is crucial whether you’re considering buying or selling your DVC. This article presents our DVC resale market report for the first quarter of 2025, which includes average resale prices and Right of First Refusal (ROFR) data for contracts sold in January, February, and March of this year.
DVC Resales: A Buyer’s Market
Despite the lower amount of listings on the resale market compared to recent years, it is still a buyer’s market where lower prices are becoming more common. When the supply of properties exceeds demand, buyers have more negotiating power and can take their time making decisions.
We continue to see a wide range of contracts sold, from as little as 25 points up to as much as 600 points per sale. The overall average price for a DVC resale has dropped slightly to $109 per point, down from last year’s average of $111 per point. Most sales continue to take place at Saratoga Springs, which is the front-runner in affordability. Disney exercised ROFR on six contracts this quarter and appears to have shifted focus on what resorts they are buying.

What Influences Price on the Resale Market?
DVC resale prices are always changing and predicting the price per point month to month can be challenging. The value of a DVC contract is influenced by a number of factors, including the Home Resort, contract size, points available, and current market conditions and even member benefits.
Individual sale prices can easily vary based on the size of the contract (in points) and the current point availability of the contract – “loaded” (having current points + banked points) or “stripped” (having no current points).
The highest prices typically represent smaller point contracts, under 50 points. Smaller point DVC contracts tend to be more rare with a larger buyer base, therefore they sell for higher than the average contract. The opposite is seen for larger point contracts, over 300 points. There is a much smaller buyer base for these so they tend to sell for less than the average, typically represented by the lowest prices.

What is Disney’s Right of First Refusal (ROFR)?
The Right of First Refusal gives Disney Vacation Club the option to purchase any resale contract after an agreed-upon sales price, once the contract is executed. Once an offer is accepted, the signed contracts must be submitted to DVC for review, which typically takes no more than 30 days.
Disney may choose to purchase the property themselves at the terms agreed upon in the contract. In this case, DVC (Disney Vacation Club) “exercises their right” and becomes the buyer. Unfortunately, there is no chance to present a better offer in the hopes of still acquiring the contract. The original buyer will have to start over with a new purchase.
